SCENARIO 4- STANDARD KITCHEN REMODEL (+/- 100 SF)

Overview

For a standard (or basic) kitchen remodel, we’ve illustrated below the costs for a moderately-sized, approximately 12' x 14' kitchen. You might fall into this scenario if the layout of your current kitchen is agreeable to you, but the cabinets, countertops, sink, backsplash, faucets and flooring need to be replaced. With this, plus a fresh coat of paint on the walls and ceiling and the potential addition of new, moderately priced appliances, this project could be complete! In this scenario, virtually all of the major elements in the space (i.e. appliances, sinks) would remain in the same or nearly the same location. Some exceptions could be that a soffit is removed to allow for taller cabinets, electric may need updating to meet the current code requirements, and/or new lighting through the kitchen could be added.

A basic kitchen remodeling project typically takes between 20 to 25 working days to complete.

Keep in mind that the costs listed below are just averages based on projects we’ve completed in the past. Before we sign a contract, we will visit your home for an in-home remodeling assessment, which will be followed by a detailed proposal and cost estimate tailored specifically to your unique project.

Design cost: $1,600 to $2,600

With this Fee You Will Receive:

  • We take accurate measurements of the existing space and pictures of existing conditions.
  • We gather information regarding customer preferences, including layout, special features, style, and finishes.
  • Our designers aid clients in the selection of materials, including vanity, countertop, tile, fixtures, and all other finishes to ensure everything is coordinated and meets expectations.
  • Our team drafts a detailed Material and Quantity List in an organized spreadsheet that lists all pertinent information for selected materials, fixtures, and finishes, including respective quantities and active hyperlinks to suppliers.
  • Our designers create 1-3 possible 2-D layouts for the kitchen.
  • From the layouts, the designers develop 3-D design renderings that show the client’s chosen materials applied in the selected layout.
  • Our designers make revisions based on customer comments.
  • Our team creates a design document package that can be presented to subcontractors and building officials, indicating that the project is fully ready to begin construction.
  • Plans will include: Cover Sheet, Demolition Plan, Proposed Plan, (2-4) Elevations, Detail Pages, Perspective Renderings, and an Electric/Plumbing Plan as needed.

Material cost: $16,700 to $34,900

As previously mentioned, the cost of finish materials will vary greatly depending on the quality, finish, and manufacturer.

There are many fixtures and materials to be considered in a standard kitchen remodel. This project will include:

  • Cabinetry
  • Countertops
  • Flooring
  • Backsplash
  • Plumbing Fixtures (Sink, Faucets, Garbage Disposal, etc.)
  • Electric (Lighting, Switches, and Outlets)
  • Hardware and Accessories (Cabinet Hardware, Storage Solutions, etc.)
  • Appliances*
  • Miscellaneous Items (Paint, Trims, Thresholds, Grout, etc.)
  • Other Items (Radiators, Water Filters, etc.)

*The total appliance cost can vary depending upon the number of appliances, but can also vary depending on the brand, finish, performance, etc. A basic appliance package will start at about $5,500, but cost can increase significantly if the number of appliances is greater or if you choose to upgrade to a high-end brand or product. To simplify how kitchen remodeling cost is calculated, we have left out the cost of appliances for now.

Based on a standard kitchen size, we estimate that finish materials will cost anywhere from:

Labor cost: $18,500 to $21,800

Labor costs include manpower, installation, debris removal, construction materials, and overhead.

Permits and Inspections Cost: +/- $700 to $950

A typical kitchen remodel requires permits for plumbing, building, and electric. Your city/township may also require a third-party electric underwriter for electrical work.

Permit cost will vary depending on your township fees, schedule, and the overall cost of the project.

Unforeseen Issues: +/- $500 to $1,500+

It doesn’t happen often, but when something unexpected does come up, it is usually a hidden problem in the floor or walls. This issues can include:

  • Code violations that must be resolved
  • Rotten framing, subfloor, or joists
  • Plumbing Issues
  • Electrical Issues
