SCENARIO 1- STANDARD BATH WITH TUB (+/- 50 SF)

Overview

This scenario illustrates the cost associated with remodeling an existing 5’x7’ bathroom with a tub. In addition to the initial consultation and design of the space, this bathroom will be completely demolished, plumbing and electric will be updated to meet the current code requirements, and each will be relocated as per the new design plan. We will replace all the existing fixtures with new ones, including a new tub, toilet, vanity, lighting, accessories, faucets, etc. New ceramic or porcelain tile will be installed on the bathroom floor and around the tub walls. Also included in the installation is a surface-mount mirror installation, new trims and base molding, and painted walls, ceiling, and woodwork.

This is one of our most common bathroom remodeling projects, as almost every home in the Philadelphia and surrounding areas has at least one standard bathroom. Usually this type of project takes between 14 and 17 working days to complete.

Even though most standard bathrooms are very similar in size and shape, we always perform an in-home estimate before we sign an agreement, which allows us to inspect existing conditions and the complexity of the job. We can also account for any other items that may need to be addressed both to ensure a successful job and to exceed customer expectations.

Keep in mind that the costs listed below are just averages based on projects we’ve completed in the past. Before we sign a contract, we will visit your home for an in-home remodeling assessment, which will be followed by a detailed proposal and cost estimate tailored specifically to your unique project.

Design cost: $1,100 to $1,500

With This Fee You Will Receive:

  • We take accurate measurements of the existing space and pictures of existing conditions.
  • We gather information regarding customer preferences, including layout, special features, style, and finishes.
  • Our designers aid clients in the selection of materials, including vanity, countertop, tile, fixtures, and all other finishes to ensure everything is coordinated and meets expectations.
  • Our team drafts a detailed Material and Quantity List in an organized spreadsheet that lists all pertinent information for selected materials, fixtures, and finishes, including respective quantities and active hyperlinks to suppliers.
  • Our designers create 1-3 possible 2-D layouts for the bathroom.
  • From the layouts, the designers develop 3-D design renderings that show the client’s chosen materials applied in the selected layout.
  • Our designers make revisions based on customer comments.
  • Our team creates a design document package that can be presented to subcontractors and building officials, indicating that the project is fully ready to begin construction.
  • Plans will include: Cover Sheet, Demolition Plan, Proposed Plan, (2-4) Elevations, Detail Pages, Perspective Renderings, and an Electric/Plumbing Plan as needed.

Material cost: $6,700 to $19,400

As previously mentioned, the cost of finish materials will vary greatly depending on the quality, finish, and manufacturer.

There are many fixtures and materials to be considered in a standard bathroom remodel. This project will include:

  • Plumbing Fixtures (Toilet, Tub, Sink, Vanity Faucets, Tub/Shower Faucets, Diverters, Rough Ins, Drains, etc.)
  • Tiles (Floor and Wall Tiles)
  • Vanity, Countertops, and Hardware
  • Electric (Lighting, Switches, Exhaust Fans, and Outlets)
  • Accessories (Towel Bars, Robe Hooks, Mirrors, Medicine Cabinets, and Shelves)
  • Miscellaneous Items (Paint, Thresholds, and Grout)
  • Other Items (Radiators, Towel Warmers, etc.)

Based on a standard bathroom size, we estimate that finish materials will cost anywhere from:

(Mid-Range) (Mid-High) (Upscale –High End – Luxury fixtures)
$6,700 $12,500 $19,400

Labor cost: $10,500 to $14,800

Labor costs include manpower, installation, debris removal, construction materials, and overhead.

Permits and Inspections Cost: +/- $400 to $800

A typical bathroom remodel requires permits for plumbing, building, and electric. Your city/township may also require a third-party electric underwriter for electrical work.

Permit cost will vary depending on your township fees, schedule, and the overall cost of the project.

Unforeseen Issues: +/- $500 to $1,000+

It doesn’t happen often, but when something unexpected does come up, it is usually a hidden problem in the floor or walls. This issues can include:

  • Code violations that must be resolved
  • Rotten framing, subfloor, or joists
  • Plumbing Issues
  • Electrical Issues
